Do I need planning?

You’ll most likely need planning permission. There are projects you can do without planning and these come under a framework called permitted development. If you do anything beyond this framework, or you are in a Conservation Area or a Listed Building you will need to apply for formal planning permission.



                     

Do I need a party wall agreement?

Most building works will be notifiable under the act. We will be able to advise you of what is notifiable and when you need to serve notice on your neighbours and should your circumstances need expertise we can put you in touch with a party wall surveyor.



                     

How much is it going to cost?

It is always a difficult question to answer without speaking to you or seeing your property so we will always endeavour to do so first. We can then go away, do some research on the property and give you an accurate fee proposal for our involvement in your project.



                     

Is the consultation free?

The initial consultation is always free and when we cannot do this in person for whatever reason we are always happy to speak remotely over the phone or video call.



                     

When do I receive my first set of drawings?

You will receive your first set of design proposals roughly 3-4 weeks after the site survey.



                     

Do you work with builders?

We work with a number of contractors we know and trust who we have built up a relationship with over a number of years. You do not have to use them but we are more than happy to recommend them to you.



                     

How involved are we in the design process?

Some people come into the process knowing exactly what they want and others have a rough idea but not how to achieve it - and plenty of people are in the middle! We are here to guide you through the process and want you to be as involved as you want to be - challenging each other during the design process is a great thing!



                     

Why are you called We Are Not Architects?

Because we aren’t! Whilst we are architecturally trained we are not fully qualified Architects - and that's okay with us as long as it's okay with you. In the UK the title of Architect is protected and not the function and therefore we are allowed to practise architecture and have been doing so now for a number of years.  



                     

How long does a project take?

There is the design process, a planning stage, a technical design stage and then you need to find and lock down a builder. If everything went smoothly and you got a contractor at the drop of a hat you could be on site in six months but I would give yourself double that and take your time…



                     

Do you project manage?

One of the key differences between us and Architects is that we do not project manage. So once the project gains all relevant permissions and your contractor is due to start on site we step back. We are always around if needed but do not take an active project management role in the construction stage.



                     

What areas do you cover?

We primarily work in the Bristol in Bath area but have taken jobs in South Wales, Somerset, Devon, Bournemouth, Gloucester, the Cotswolds, the Mendips and London - essentially if you have an interesting project we are happy to take a look!
